1) All vehicles must be properly registered and display a visible parking pass.
2) Guest passes will be limited to 8 per month per resident not to exceed the property capacity.
3) Guest vehicle may not remain on the property for more than 2 days.
4) All vehicles must be in a valid parking spot indicated by two marked parallel lines.
5) All vehicles must park only in the spots designated by registration. (e.g., Covered, Guest or General Parking.)
6) All guest passes are designated as General parking and may only park in general parking.
7) License Plate Visibility:
All vehicles must display a valid, clearly visible, and unobstructed license plate at all times
while parked on the property. Any attempt to cover, block, obscure, alter, flip, or otherwise
conceal a license plate is strictly prohibited. Vehicles found in violation of this policy will be
subject to immediate enforcement action, including immobilization, without prior notice.
8) Any vehicle parked in a spot designated as handicapped parking, via signage or any other such markings, must have a clearly marked and visible handicap license plate, mirror hanger or placard.
9) Immobilization Device Tampering or Damage:
a. If a vehicle immobilization device is applied to a vehicle and evidence of tampering,
attempted removal, or damage is observed, additional fines and/or charges may
be assessed.
b. Such charges may be applied to the registered owner or operator of the vehicle and/or the
resident associated with the vehicle in the parking system.
c. Further enforcement or legal action may be pursued as warranted.
10) No hazardous or unsafe parking will be permitted.
11) Fines, Payment, and Enforcement:
a. Any fine issued for a violation will be charged to the resident associated with the vehicle in
the parking system.
b. All violations must be corrected within 24 hours of notice, and all associated fines must be
paid within seven (7) days.
c. Failure to pay the outstanding fine within this timeframe may result in further enforcement
action, including the placement of a vehicle immobilization device. A fee of $60.00 will also
be required for the removal of any such device.*
12) All vehicles will be subject to violations if found to be in violation of Michigan State law (e.g., expired tabs, excessive noise, no plates, etc.)
13) All vehicles parked on the property must be in reasonably good working order and maintained in a roadworthy condition. Any exceptions must receive prior written approval from Absolute Security before the vehicle is brought onto the property.
14) No parking in spots marked as “reserved” without the proper authorization from Absolute Security.
15) Vehicle Limit Per Resident:
a. Each registered resident is permitted one (1) operable vehicle on the property at any given
time. The vehicle must be owned by or primarily operated by the resident.
i. While multiple vehicles may be registered to a resident’s account, only one registered
vehicle may be parked on the property at a time. Any additional vehicles found in
violation of this limit may be subject to immediate immobilization without prior notice.
16) Absolute Security, property management, and their agents shall not be held liable for any theft, loss, or damage to any vehicle or its contents while on the premises.
17) Parking commercial vehicles or boats, trailers, campers, or large trucks or vans is not permitted without the written consent of Absolute Security.
18) Parking is strictly prohibited on any roadway, walkway, driveway, fire lane, sidewalk, pedestrian pathway, designated access aisle, handicapped access area, loading area, or any other location not specifically designated and marked for parking.
19) Violations:
a. Registered Vehicles
1st violation: A warning may be issued via email or a warning sticker, providing the
resident with 24 hours to correct the violation. (e.g.: incorrect registration information)
2nd violation: A fine of $20.00 will be assessed to the resident associated with the
vehicle in the Absolute system. Please reference rule eleven (11) for additional details.
3rd (+) violation: A vehicle immobilization device may be placed on the vehicle, and a
$60.00 removal fee will be assessed.*
b. Unregistered Vehicles
A vehicle immobilization device may be placed on the vehicle, and a $60.00 removal fee
will be assessed.*
c. Certain violations, including but not limited to unauthorized vehicles, fraudulent registration
information, tampering, handicap parking violations, or other serious parking violations, may
be subject to immediate enforcement action without prior warning.
20) Guest Parking Responsibility:
a. Residents are responsible for ensuring that all guests, visitors, and temporary vehicle
operators are aware of and comply with all applicable parking rules and regulations.
b. Any violations, unpaid fees, fines, damages, or charges incurred by a guest vehicle may be
assessed to the resident associated with the guest registration. Failure to resolve such
charges may result in enforcement actions, including but not limited to vehicle
immobilization, suspension of parking privileges, or revocation of parking access.
21) Registration Accuracy, Updates, and Unauthorized Use:
a. All vehicles must be properly registered in the parking system with accurate license plate
information. Any incorrect, incomplete, or outdated information will result in the vehicle being
classified as unregistered and be subject to a vehicle immobilization device,
without warning.
b. If a registered vehicle is sold, replaced, or no longer in use, the resident must immediately
report the change to Absolute Security in writing, by emailing Allendaleparking@gmail.com.
Failure to do so may result in enforcement action.
c. Residents are required to obtain written pre-authorization from Absolute Security prior to
adding, replacing, or modifying any vehicle information on their account. Any modification
made without prior written authorization will result in an administrative fee of $35 being
assessed to the account.
d. Any license plate previously registered with an account that is no longer valid will be treated
as unregistered. Any vehicle displaying or using a plate tied to inactive, removed, or
reassigned registration may be subject to enforcement without warning.
22) Fraudulent, Altered, or Misrepresented Information:
a. Any vehicle associated with false, misleading, manipulated, or intentionally incorrect
registration information, including but not limited to license plate entries intended to
circumvent enforcement, will be subject to immediate enforcement action, including
immobilization, without warning.
23) Temporary Vehicles, Rentals, and Replacements:
a. Any rental or temporary vehicle brought onto the property must be registered as a guest or
request a temporary vehicle designation in the system for the full duration of its presence on
the property, by emailing Allendaleparking@gmail.com.
b. If a resident’s primary vehicle is unavailable (e.g., due to repairs) and a substitute vehicle is
being used, that vehicle must be registered as a guest or request a temporary vehicle
designation in the system for the full duration of its presence on the property prior to parking
on the property, by emailing Allendaleparking@gmail.com.
c. If a resident acquires a new vehicle, they must immediately seek written authorization, by
emailing Allendaleparking@gmail.com, to update their account with the new vehicle’s
information. The previously registered vehicle will be considered inactive upon update.
Registrations are vehicle-specific and non-transferable between vehicles. A $35 registration
fee will be applied to the account.
24) Registrations are only valid at the property you are a registered resident.
25) Registrations become invalid upon move out, eviction and/or expiration.
26) Verbal rules or exceptions do not apply to the rules herein.
27) Absolute Security may revoke any registration at any time
28) Absolute Security reserves the right to update or amend these rules.
*The immobilization device removal fee may increase by $20.00 per day if the device is not removed within 24 hours of placement. Any vehicle with an immobilization device that remains unresolved for more than 72 hours may be subject to removal from the property by a third-party towing company at the vehicle owner’s expense.
